DealFlow - AI-Powered Real Estate Investment Analyzer

A personal property-analysis prototype combining financial calculations with LLM commentary.

Current status

The public source includes a backend, deterministic calculators and a custom assistant-tool interface. Commercial deployment and end-to-end behavior were not verified during the documentation review. The client entry is a Git submodule pointer, so the frontend must be retrieved separately before the development commands can work.

The assistant-tool interface is not yet verified as a standards-compliant MCP server. The repository also tracks an environment file, a SQLite database and installed dependencies; review privacy and generated-file hygiene before reuse.

Getting Started

Prerequisites

• A currently supported Node.js release, version 18 or higher as required by Express 5. See the Express migration guide.
• npm or yarn

Installation

The backend imports groq-sdk and @huggingface/inference, but neither is declared in the current root package.json. Reconcile dependency declarations and validate a clean checkout before running. The commands below describe the intended development workflow, not a verified working installation.

1. Clone the repository:

2. Install dependencies:

npm install
cd client && npm install
cd ..

3. Set up environment variables: Create a .env file in the root directory:

PORT=5000
NODE_ENV=development

HUGGINGFACE_API_KEY=your_huggingface_api_key

4. Start the development servers:

npm run dev

Analyzing a Property

1. Sign Up/Login to create an account
2. Navigate to the Analyzer page
3. Enter property details:
   • Address and location
   • Purchase price
   • Expected monthly rent
   • Down payment percentage
   • Interest rate and loan term
   • Operating expenses
4. Click Analyze Property
5. Review comprehensive analysis including:
   • Financial metrics
   • AI-powered insights
   • Market sentiment
   • Investment recommendation

Comparing Properties

1. Analyze multiple properties
2. Use the comparison view to see side-by-side metrics
3. Export comparison data for further analysis

Managing Saved Deals

1. View all saved properties in your Dashboard
2. Track performance metrics
3. Delete deals you're no longer interested in
